How Two HVAC Systems Sharing One Drain Caused a Ceiling Leak in Midlothian

Today’s service route took Total Environmental Cooling & Heating from Midlothian to Central Fort Worth and Arlington. We handled a residential air conditioning drain backup, performed preventive maintenance at a veterinary clinic, and diagnosed a locked three-phase compressor at a commercial building.

Diagnosing an AC Drain Backup in Midlothian

Our first call was at a home in Midlothian where the customer had two HVAC systems connected to a single condensate drain line.

One system was equipped with a condensate safety switch. When the shared drain backed up, that safety switch shut the system off as intended. However, the second system did not have the same protection and was installed slightly higher in the attic.

Because the second air conditioner continued running, it also continued producing condensate. With nowhere for that water to drain, it backed up and overflowed from the HVAC cabinet.

The water entered portions of the supply and return duct system, allowing it to escape the auxiliary drain pan and eventually reach the customer’s ceiling. This is why a condensate safety switch should protect every applicable HVAC system—not just one system connected to a shared drain.


We inspected the equipment, drain lines and the location where the condensate was discharged. We ultimately found that the HVAC drain was connected to a downstairs sink drain that had become clogged.


Fortunately, the immediate problem was straightforward. We cleared the blockage, restored proper drainage and got the systems operating again.

We also recommended routine HVAC maintenance and improvements to the condensate safety protection. When two air conditioners share one drain line, a single blockage can affect both systems in unexpected ways. Proper drain maintenance and correctly installed safety switches can help prevent an inexpensive clog from turning into damaged ductwork, wet insulation or a ceiling repair.

Preventive HVAC Maintenance at a Fort Worth Veterinary Clinic

After completing the Midlothian call, we picked up replacement air filters for a veterinary clinic we service in Central Fort Worth near the TCU area.

The filters were replaced, and the equipment remains in good operating condition. This customer has been especially happy with the systems’ performance over the past year.


A couple of years ago, the property required more frequent HVAC repairs and corrective work. After addressing those problems and keeping the equipment on a consistent commercial maintenance schedule, the systems have now operated steadily with few problems for approximately 15 to 16 months.


Most of our visits now involve inspections and predictable maintenance items such as:

- Replacing air filters

- Inspecting and replacing worn belts

- Checking capacitors

- Examining electrical components

- Confirming proper system operation


That is exactly what preventive commercial HVAC maintenance should accomplish. It allows us to identify wear before it becomes a major failure and helps the customer move away from repeated emergency repairs.

Locked Three-Phase Compressor at an Arlington Commercial Building

Our final major call was at a commercial building in Arlington, where we diagnosed a locked three-phase compressor on an older HVAC system.

Because of the equipment’s age and overall condition, we provided the business owner with two options:

- Replace the failed compressor and attempt to extend the existing system’s service life

- Replace the aging HVAC equipment with a new system


The building owner is currently looking for a new owner for the property and decided to proceed with the compressor repair.

We made sure the customer understood the limitations of that decision. Replacing a compressor may get the equipment cooling again, but it does not make the rest of an older HVAC system new. Another component could fail shortly after the repair, especially when the equipment has already accumulated substantial age and operating time.


Our responsibility is to diagnose the problem accurately, explain the available options and clearly communicate the risks. The final decision belongs to the property owner based on the building’s needs, budget and long-term plans.

The compressor repair and remaining work are now scheduled for later this week.
