A Day in the Field: HVAC Repairs Across Arlington, North Richland Hills, and Saginaw
Today, the Total Environmental Cooling and Heating team provided HVAC service throughout Arlington, North Richland Hills, and Saginaw, Texas. The day included everything from repairing a 1984 commercial furnace to diagnosing a wine-cellar cooling system and solving a stubborn condensate drain problem.
Keeping a 1984 Commercial HVAC System Running
Our first project involved a commercial gas furnace installed above the ceiling. The equipment dated back to 1984, so we were honestly surprised it was still operating.
The blower motor had failed, preventing the system from circulating air properly. We replaced the motor and restored the cooling operation.
The customer only uses this system for air conditioning, and the gas supply has been turned off. Because heating was not part of the requested service, our work focused on restoring the blower and cooling functions. Any future use of the furnace for heating would require a complete safety inspection before the gas is restored.
Repairing a Redundant Wine-Cellar Cooling System
Our next call involved a wine cooler with two separate refrigeration systems: a primary system and a backup. Redundant equipment helps protect the wine collection if one system stops operating.
The primary system was not cooling properly because the equipment had become heavily contaminated with dirt due to a lack of regular maintenance. After cleaning and servicing it, we restored the primary cooling system to operation.
The backup system has a failed compressor. We are now locating the correct replacement compressor so we can prepare an estimate and complete the repair. With the primary system operating again, the customer still has cooling while we address the backup equipment.
This call was a good example of why maintenance is especially important for wine-cellar cooling systems. Dirty coils and restricted airflow can reduce cooling capacity, increase operating pressures, and place unnecessary stress on the compressor.
Processing a Warranty Refrigerant-Leak Repair
We also met with a customer whose HVAC system was installed by our company under its previous ownership. The equipment is now losing refrigerant.
Fortunately, the affected component is still covered by the manufacturer’s warranty. We are handling the warranty process and will replace the failed component once the claim and replacement parts are ready.
Manufacturer warranties can significantly reduce the cost of an unexpected equipment failure. However, the exact coverage depends on the equipment registration, warranty terms, failed component, labor coverage, and installation date.
A Temporary Solution for a Severely Restricted Drain Line
Our final service call involved one of our more recent installations. The system’s condensate drain was backing up because the home’s existing main drain line appears to have a severe internal restriction.
We cleared the line several times yesterday and returned to clear it again today, but the blockage continued to return. The existing drain may contain rust, scale, or debris left behind from the previous equipment or drain configuration.
To keep the air-conditioning system operating safely, we installed a temporary bypass and added a safety switch to help protect the property if the drainage problem returns.
Because the restriction appears to be within the building’s main drain system, the customer needed a licensed plumber. We helped locate one, and the plumber is scheduled to inspect and repair the drain on Friday.

No two service calls are exactly the same. Today’s work included:
